After making the shortlist for the First Time Buyers Awards 2021, Best Development in the North, we commissioned Positive Image Photography to take a set of professional photographs of the development. Whilst the scheme missed out on the top prize at the recent awards ceremony, the photos have turned out well!

New Directors
This progression is the result of a long standing succession plan as George Noworyta takes a back seat in the business. George will still be there, offering support, and taking an interest in jobs, however he has over the past few years being working with Mark Harrison, Kevin and myself to ensure a seamless succession. Whilst Kevin and I only officially became directors yesterday, our involvement in the day to day running of the practice has been gradually increasing over the past few years. It'll therefore be business as usual!
Kevin studied Architecture at the Manchester School of Architecture up to RIBA Part 1 and thereafter Architectural Technology at the University of Bolton. He joined TADW in 2007 and has since been involved in major housing and special needs projects.
As for me, like Kevin I joined the practice in 2007 on my first years experience after my RIBA Part 1 degree. I have been with the practice ever since while completing my Part 2 and 3 degrees, and becoming a registered architect, whilst working on a mixture of projects including in the residential, ecclesiastical and community sectors.
It's an interesting time for the architecture profession, with significant changes afoot to the way we work and live - such as with increased remote working brought on by the pandemic, and the ageing population; and the way we design - low carbon, sustainable design, BIM etc.. We are looking forward to embracing all these changes, contributing to a better future and helping the business to evolve.

New Residential Development at Chorley Street, Bolton
New Residential Development at Withins Drive, Bolton
We are delighted to announce that planning permission has been granted by Bolton Council to provide new affordable family dwellings on the former site of St Osmund and St Andrew R.C. Primary School off Withins Drive in Breightment, Bolton.
The scheme will provide 51 houses and 17 cottage style apartments for Bolton at Home. Construction of the development will be delivered by Watson Homes and is due to start in early 2020.

Planning success!
We are delighted to announce that at November's Manchester City Council planning committee meeting, planning was secured for a private dwelling for one of our clients.
The scheme is a contemporary solution taking on board the key characteristics of the Blackburn Park Conservation Area in Didsbury, with materiality, roofscape and massing all referencing local design features. The site's unique position within the conservation area, located between an Arts and Crafts style property and a modern apartment block, enabled a departure from the typical pastiche design response so often seen in conservation areas.

As part of the service we provide at TADW, we proactively seek out sites, regularly updating our in house portfolio in the north west and match these with the needs of our client groups.This enables us to turn round options proposals quickly and include viability assessments to enable competitive bids to be submitted early, where applicable.
We currently have 104 units on site at sites in Tameside and Stockport with more in the pipeline as a result of finding and matching sites.
We also welcome enquiries from clients for sketch proposals at new sites and are generally able to turn these round within 1-2 working days.

RICS North West Awards 2018
We are delighted to announce that our project at Fir Street in Langworthy for Great Places Housing Group and Cube Great Places Ltd, has been shortlisted in the Residential category for the RICS Awards 2018, North West, the winners of which will be announced at an awards ceremony on 27th April.
The Firs, as the scheme is now known, provides a mix of 2 and 3 bedroom houses, and is a stylish and modern interpretation of the terraced house type with open plan living spaces to ground floors, en-suites to the majority of plots and secured parking provision for 22 of the 30 units.
The project was constructed by Kier Living using an innovative light gauge metal frame, manufactured by U-Roof, which provides through its inherent structural concept, the potential for loft conversion in future years. This modern method of construction also enabled good working practices on the confined site through it's rapid assembly on site and it's minimal waste production.
We are also delighted to report that feedback from residents has shown below average numbers of defects and very high levels of satisfaction with their new homes.

Site of Former Samuel Laycock School, Stalybridge
We are delighted to announce that planning permission has been granted by Tameside MBC to provide residential development on the site of the Former Samuel Laycock School in Stalybridge, which has previously been relocated to another site.
Due to start in early 2018, the development for The Casey Group with Contour Homes will see this vacant brownfield site, which bounds onto green belt land, transformed to provide 44 homes comprising 28 no. 2 bedroom houses and 16 no. 3 bedroom houses.

Approvals received for new affordable housing
Its been a bumper past month or so for planning approvals here at TADW, and it was this scheme at Edwin Street in Stockport for Stockport Homes, that started it off. The scheme itself is for 18 new affordable homes, 12 of which are 2 bedroom houses and the remainder are 3 bedroom. Located on the approach to one of the entrances to Woodbank Park, and adjacent to the Woodbank Community Centre, the scheme is ideally situated for young families.
Stockport Homes will be letting these properties at Affordable Rent prices, which will serve a need for new housing in the area.
Bredbury Curve, Stockport
Another recent approval is this scheme for 60 new homes to be delivered through mixed tenure by The Casey Group in association with Stockport Homes.
The site is not without its challenges and features a particularly deep railway cutting which once linked the Glazebrook East to Skelton Junction Line and the Hope Valley Line, but has been dismantled for the past 30-40 years. There is a long term aspiration in Stockport that a tram/train rail link be formed between Stockport and Marple, and this site is seen as strategically important in achieving this. TADW therefore worked closely with transport engineers at AECOM in the early stages of the project to ensure that a suitable exclusion zone was formed on the site to enable the future formation of this rail link, whilst enabling this development.
Offering a mixture of 2 bedroom flats, and 2, 3 and 4 bedroom houses, through a mixed tenure of market sale, affordable rent and shared ownership, this scheme contributes greatly towards local housing need. There are also 2 local areas for play included on site and the development will help to improve sustainable transport links in the immediate area.
